If you're buying or selling a home from 1 June 2007, you will need to know about Home Information Packs.
If you're a seller: you will need to have a Pack before you put your home onto the market. It is the sellers responsibility, for private sales, or their estate agent's if using one, to ensure the pack contains the necessary information. Buying locally or via your estate agent may be expensive, its cost is likely to be included somewhere in the small print. Our national coverage ensures lower prices.
If you're a buyer: the pack will offer you essential information about the property you wish to buy, free.

The home information pack will become law and be required for all homeowners putting their home up for sale, throughout England & Wales, as of 01 June 2007.
What is a Home information Pack?
The home information pack will be made up of a number of items. Some of these will be compulsory.
The HIP will include:
Energy Performance Certificate
This rates the energy efficiency of the property being sold and in addition,
a scale of its carbon emissions. The certificate will point out how to
improve energy efficiency of the property and an estimate of the annual
energy costs.

Sale Statement
This is a summary of the terms of the sale such as who the seller is
and whether the property is being sold with vacant possession or sitting
tenants for example.

Evidence of the title of the property.
Confirming the seller has the legal right to sell the property.

Standard Searches
Includes the standard local authority searches plus drainage and water

Do I have to get my estate agent to provide my HIP?
Numerous organisations are currently setting themselves up to offer
HIPS, ranging from firms of solicitors through to specialist HIPS providers
and as such, estate agencies are unlikely to make it compulsory for you
to use their own HIP. However, your estate agent will require evidence
of your HIP.
